MONROE, CT — A developer plans to build a new 7,500-square-foot retail building at 685 Main St., near Northbrook Condominiums. A hot dog stand that used to be on the property had been torn down years ago.
The one-acre-lot was changed from a Residential Farming zone to a Business-1 zone a few months ago, so a retail use is permitted on the site, which can handle 38 parking spaces, according to the application.
Though the site plan application does not require a public hearing, the majority of the Planning and Zoning Commission decided to have one to give residents an opportunity to ask questions and express any concerns.
“I think it would be a good idea to allow neighbors to speak,” Commissioner Ryan Condon said during last Thursday’s meeting.
Condon recalled how neighbors spoke at a previous meeting and some had expressed support for the proposal. Residentially zoned properties are to the south and west of the parcel.
The site would be served by an onsite septic system and public water and the drainage plan is designed to retain stormwater from 100 year storm.
Calito Development Group is the owner and applicant and J. Edwards & Associates will represent it at a Planning and Zoning Commission hearing on Nov. 7.
The Monroe Architectural Review Board reviewed the architectural plans for the building and wrote a favorable letter, which concluded:
At it’s September 10, 2024 meeting the ARB found the Site Development Plans to be consistent with good architectural character for the Town of Monroe and compatible with its site and adjoining buildings.
